A Unit Plan is usually required for most apartments as it defines the boundary outline of the principal unit like apartments, common areas such as driveways and stairwells and accessory units such as parking or storage.
Considering the rising urban density in major centres across New Zealand, the need for a unit plan has become vital. We have a proven track record in successfully delivering various unit title plans, ranging from a few units to over a hundred units (apartments), in both standard and staged configurations.
We carry out an initial site survey and provides the information to the architect to assist with the design of the building. The architect applies to Council for Resource Consent for the development, then applies for building consent for the development.
Once the roofs are on and the unit walls are built, our team then survey the position and level.
We then prepare unit plans showing all principal units and accessory units and submit the Unit Title Plans to Council with a report to obtain Council certificates.
A registered valuer is needed to prepare unit entitlements based on value and area and provide certification.
A body corporate company will also need to be engaged to create body corporate rules and levies for Unit holders.
Finally plans and associated documents are submitted to LINZ to obtain approval for the Unit Title Plan.
Your solicitor will also need to submit e-dealing which will include information required for LINZ to issue a new record of title for each Unit.
