Height In Relation To Boundary

If you are working on a new construction and land development project, you’re often required to check height in relation to the boundary to ensure compliance with Council Consent. The Local Council specifies maximum height limits concerning the boundary, and adhering to these regulations is essential for Council approval.

How We Measure Height In Relation To Boundary

We will review existing plans related to the building work completed.

A site visit with survey instruments will be undertaken to determine the precise position and height of a building floor levels and ground levels along the boundaries of the site.

Calculations back in the office will then determine if the building has been built in accordance with plans that were provided or are within Council’s height controls/limitations.

A height in relation to boundary certification will then be issued to enable Council sign off. If heights do not comply, we can advise the steps involved in working through solutions to complete Council sign off.

Why This Measurement Is Important

This measurement is crucial for various reasons:

  • Regulatory Compliance – Local zoning regulations and building codes stipulate specific height restrictions concerning property boundaries. Adhering to these regulations is mandatory to obtain construction permits and ensure legal compliance.
  • Neighbour Consideration – Constructing buildings or structures too close to the boundary might obstruct their views, sunlight, or privacy, leading to disputes. Determining height in relation to the boundary helps prevent such conflicts.
  • Aesthetic Harmony – Properly aligning the height of buildings concerning boundaries ensures a harmonious streetscape and neighbourhood appearance. It contributes to the overall visual appeal of the area.
